
The Arcade
Arun District Council is pleased to bring forward proposals for the regeneration of The Arcade in Bognor Regis.
Our plans comprise the complete refurbishment and extension of The Arcade’s upper floors, (which are currently vacant) and creation of around 35-character town centre apartments, alongside the potential for additional ground floor shops and external public space, whilst also restoring and preserving wherever possible the original features of this grand old building, which first opened in 1902.
Regenerating The Arcade will:
- Preserve and restore the historic Arcade building for future generations.
- Improve a vital link and connectivity between Bognor Regis town centre and the waterfront attractions.
- Increase footfall through The Arcade, benefitting existing tenants.
- Alongside other projects, contribute to the growth of the town's daytime and evening economy.
- Create new jobs and retain existing ones through new and enhanced retail spaces and construction.
- Provide high-quality new homes in a central, town centre location.
The building will undergo significant enhancements to improve its appearance, as well as making it more weatherproof, to ensure it stands the test of time. This will include various modern design principles to reinvigorate the building’s façade, installing new windows and improving the building’s thermal envelope.
The Arcade is bounded by the High Street to the north, Belmont Street to the south, York Road to the west and adjoining properties to the east. The site is directly opposite the end of London Road, the primary shopping street linking the railway station to High Street.
The Arcade runs from High Street through to Belmont Street, consisting of a central shopping arcade with a glazed atrium style roof, three storey buildings to the east and west sides and distinctive turrets framing the Arcade’s High Street entrance.

Condition of The Arcade
Arun District Council was awarded funds from the Brownfield Land Release Fund to allow for crucial enabling work to be undertaken, allowing for The Arcade’s wider regeneration.
Specialist contractors were appointed last year to repair and enhance the condition of The Arcade through a series of major upgrades, additions and repairs to the building fabric.
These works to prepare the building for regeneration included detailed structural & technical surveys, cleaning the external fabric of the building, stripping out redundant mechanical and electrical elements, demolishing internal partitions, repairing the roof of the building and removing old and damaged floor and wall finishes, ceilings, and existing drainage/rainwater goods, replacing with new goods where possible.
The existing flooring has also been uplifted and repaired, coupled with repairs and temporary boarding of window frames. These repairs to the external and internal building envelope have effectively insulated against further weathering and water ingress, therefore halting any further degradation of the structure. This will protect the structure and enable the major project works coming forward as the next phase of regeneration to go ahead.
