The proposed site comprises the former temporary car park at Station Road West. The car park cosed following the completion of the multistorey car park on the same road and is inaccessible to the public. The proposals would bring this site into positive and beneficial use.
The site is a highly suitable and sustainable brownfield site to the West of the City Centre; a perfect location to maximise the benefits of a Churchill Retirement Living development. The site has been allocated for residential development in the adopted Local Plan, the Council’s brownfield register, and the emerging Local Plan.
The vacant brownfield site is conveniently situated within a 5-minute walk from the numerous shops and facilities on St Dunstan’s Street, which functions as a service centre for the local area. A Churchill Retirement Living development in this location will create a considerable uplift in footfall and spending in local shops and support jobs on the high street. Research shows that a new retirement living community will generate extra spending in the region of £420,000 per year in the local high street.
The nearby Canterbury West train station is also home to several businesses, such as a café and restaurant; accessible within a couple of minutes from the site.
