Welcome
Sainsbury’s is pleased to introduce our proposals for a new, small supermarket at Manningtree Park, on land to the west of Clacton Road. The store forms part of the wider masterplan already under construction and will provide high-quality, great‑value food shopping for the growing communities of Manningtree, Lawford and Mistley, including new residents at Manningtree Park and Lawford Green.
This website provides information on the proposed development, details of our public consultation and ways for you to share your views with the project team as we prepare to submit a planning application.
Sainsbury’s held a public information event for the proposed new store at Manningtree Park on Thursday 8th January 2026 at Foundry Court Community Centre.
This event provided a significant sample of valuable feedback, which will be carefully considered as we finalise plans for the proposed store and prepare to submit a planning application to Tendring District Council. We also held an online consultation via the Feedback page of this website. This consultation closed on 22nd January 2026. Sainsbury's would like to thank all residents who provided their feedback.

What to Expect
The proposed Manningtree Park store represents a new generation of smaller Sainsbury’s supermarkets, designed to meet weekly food shopping needs in market towns and new communities. It will provide an accessible, convenient one‑stop food shopping destination, helping reduce the need for residents to travel further afield for their main grocery shop.
The supermarket will have a gross internal area of around 1,500 sqm, with a net sales area of approximately 900 sqm, and will focus on delivering a high‑quality food offer centred on fresh produce and everyday essentials.
Importantly, to ensure the store complements local businesses and the town centre, the proposal will not include a café, pharmacy, deli, meat or fish counters, and will offer only a limited non-food range.

Towards a Sustainable Future
Sainsbury’s is committed to becoming Net Zero in its operations by 2035. The Manningtree store will contribute to this ambition through sustainable building materials, renewable energy generation and energy‑efficient technologies embedded in the design.
The store will incorporate rooftop solar panels, electric vehicle charging points, energy‑efficient lighting and water‑saving technologies, alongside improved pedestrian and cycle connections to encourage sustainable travel.
Community Benefits
The proposed supermarket will bring a wide range of benefits to Manningtree, including:
- Improved local shopping choice, providing high‑quality food and grocery provision close to where people live
- Around 60 new full‑ and part‑time jobs, with training and career development opportunities
- Significant investment in the area through a modern, energy‑efficient store
- A convenient local facility supporting the growing community at Manningtree Park and surrounding neighbourhoods
