THE SITE

The site is located in Ashton-in-Makerfield, between South Lancashire Industrial Estate and the A58, on land allocated for employment in the adopted Wigan Development Plan. The site is not located in the Greenbelt. The land is situated between the existing Locket Road Industrial Estate, and a previously approved industrial development [Planning ref: A/21/92036/OUTMAJ].

This is a strategic location, with easy access to the M6 and wider Strategic Road Network, with vehicular access provided off the existing industrial estate.

With Liverpool and Manchester within an hour’s drive of the location, this is an ideal site with excellent transport links to enable employment growth and boost the Wigan economy.

OUR PROPOSALS

We are delighted to bring these proposals forward for our site, which has been allocated for employment use in the Wigan Development Plan since 2006.

HIGH-QUALITY INDUSTRIAL UNIT

Ashton Park will deliver a new strategic hub for logistics, manufacturing, and distribution space through a high-quality unit including good-quality office accommodation and welfare facilities.

There is currently a chronic undersupply of industrial and logistics buildings within Wigan, therefore this site meets a large occupier demand whilst providing and supporting around 1,150 construction and operational jobs, in a range of opportunities for residents and people across Wigan.

The materials used would reflect the aesthetic character of the local industrial location whilst considering the delivery of a high quality, practical and sustainable working environment and will include a highly sustainable solar-panel ready build with provision for battery energy storage.

While a single unit is currently envisioned at the Outline Application stage, we remain flexible and may adapt the site layout based on discussions with potential tenants.

SUSTAINABLE CONSTRUCTION AND OPERATION

Ashton Park will be designed with the environment in mind, we are targeting a BREEAM Excellent development, using sustainable building practices throughout construction. This will offer the highest standards of design to ensure a building that is sustainable now and in the future. The inclusion of EV charging facilities and a solar-panel ready roof with provision for battery storage areas demonstrates our commitment to sustainability and support for the growing uptake of electric vehicles and renewable energy.

We will also significantly landscape around the site to improve visual amenity and local wildlife, should our outline application be granted, a full landscaping strategy will be developed.

TRAFFIC & TRANSPORT

To reduce the impact on local highways and residential roads, access to the site will be achieved via a new junction and access road connecting to the existing Lockett Road, which will act as an extension of the existing industrial estate. Separate barrier-controlled access points will be provided for HGVs and cars.

We will provide 335 vehicle parking spaces, EV charging facilities and 47 HGV spaces, to ensure no spillover of vehicles to local roads. Showering facilities and cycle storage will be provided to promote sustainable modes of transport.

Due to the location and proximity to the existing transport network and public transport, this will reduce reliance upon car use whilst promoting sustainable travel to work through cycling, walking and bus connections for the local labour force.
