This consultation is presented on behalf of Churchill Retirement Living and invites you to provide feedback on our initial proposals for a new high-quality retirement community at the former pool and associated car park in Oadby.
The site comprises the former Oadby Swimming Pool, its associated car park and the tennis courts to the south. The Oadby Swimming Pool became redundant in 2014 following the opening of a replacement at Parklands Leisure Centre in Washbrook Lane. The associated car park has since had high vacancy rates and is also considered surplus requirements.
Oadby & Wigston Borough Council therefore made the decision to sell this land. The adjacent land on which Ellis Park, the bowling green and the pavilion stand are not included in the sale, with these areas set aside for potential improvement with the proceeds from the sale of the neighbouring land ringfenced for investment in Ellis Park and a new community and leisure facility for the town.
Churchill Retirement Living’s proposals are to bring this brownfield site into beneficial use for sympathetic development for a new retirement community of 50 apartments, six cottages and one bungalow.

Churchill Retirement Living developments have proven benefits for the local area, including:
Addressing the local need for retirement living: The most significant demographic growth and projected increase in the area is in the 60-74 age group. Therby significantly increasing the local demand for specialised housing for the elderly, such as that proposed by Churchill.
Reducing demands on health and social services: Research has shown that each person living in a home for later living enjoys a reduced risk of health challenges, with retirement communities contributing savings to the NHS and social care services of approximately £3,500 per resident, per year.
Supporting local businesses: Recent research, published by Homes For Later Living, has shown that on average people living in a retirement community generate £550,000 of local spending per year, £347,000 of which is spent on the local high street, directly contributing to keeping shops open, creating new jobs and enabling high streets to thrive.
Freeing up market homes: Specialist retirement housing developments of the kind delivered by Churchill Retirement Living free up homes for families that need extra space to move into and through the chain effect, free up more homes for first-time buyers.
Meeting the needs of older people: Local over 60s will be able to carry on living independently with the safety, support and social life that comes with living in a retirement living community.
