A new Churchill Retirement community in Oadby

The Site

The site comprises the former Oadby Swimming Pool, the associated car park, and the tennis courts to the south.

The Swimming Pool became redundant in 2014 following the opening of a replacement at Parklands Leisure Centre in Washbrook Lane.  The former swimming pool and its car park have been allocated for residential development in the adopted Local Plan (Policy 2) and the brownfield register (OWBCBFL/001) with an indicative minimum capacity of 32 units. The redevelopment of these facilities to residential uses has already been established as acceptable through the Local Plan preparation process. 

The site incorporates the former tennis courts to the south, which falls outside the abovementioned housing allocation.   The tennis courts are owned by the Council and are reaching the end of their functional lives.  

The adjacent land on which Ellis Park, the bowling green and the pavilion stand are not included in the sale. The proceeds from the sale of the Churchill site are ringfenced for investment in Ellis Park and a new community and leisure facility for the town (The Ellis Park Community Hub).

Oadby and Wigston Borough Council will be consulting separately on plans for the Ellis Park Community Hub, which will be a great asset for the community and renew facilities for the Bowls club.

The site has been identified by the Council as a prime opportunity for new residential development in Oadby and Churchill are now bringing forward plans for a new retirement community on the site having been chosen as the preferred partner following a formal sale process. 

The site is strategically located in close proximity to shops and everyday services within Oadby. This will help create a substantial increase in spending at local shops and services, with new residents frequently visiting shops and businesses locally. In particular, The Parade is just a 2-minute walk. The site is therefore an exceptionally sustainable and highly suitable for retirement living.
