Vision

The MFD and Our vision

The Masterplan Framework Document (MFD) is a strategic framework that establishes a key vision for the site. Alongside local stakeholders and the local community, Taylor Wimpey is now in the process of evolving this vision and how this may come forward in a Masterplan.

Our vision

Land at South-East of Syston follows the principles of ‘Building for a healthy life’ guidance – a model for sustainable placemaking whilst promoting connectivity, health and wellbeing and providing high quality homes and open space for all to enjoy.

We propose to design a community that enhances local character, and that is built to improve the quality of life for all people who live, work and play there.

Key Objectives

Our objectives in bringing the site forward include:

  • To provide a network of multi-functional green infrastructure that supports a range of informal and formal activities for active lifestyles;

  • To establish a new green park edge to Syston that respects the proposed local areas of separation;

  • To promote on-site biodiversity by maintaining and enhancing existing green infrastructure, leading to a biodiversity net gain of over 10%;

  • Incorporate a sustainable drainage system which will discharge surface water in line with the SuDs hierarchy and national and local planning policy;

  • To provide a variety of mixed uses including a community hub, local shop and a primary school;

  • Design a development that respects the local significance of key views to important local landmarks such as St Mary’s Church, Barkby;

  • To deliver a high quality scheme that seeks to compliment the character of Syston through the identification of its unique characteristics, and sensitive integration with the existing settlement pattern of the town;

  • To provide new and improved footways and cycleways, connecting people and places with a scheme that promotes active travel over car use;

  • We propose to offer a large variety of high quality homes and tenures;

  • To deliver new homes that are highly sustainable and designed to meet the Future Homes Standard 2025.

Next Steps 

We are currently undertaking a number of technical surveys to gain a better understanding of the Site and its surrounding context. This information, in addition to the feedback we received at the public consultation events in October, will be used to inform the ongoing preparation of the MFD.  Further updates on the progress of the MFD will be provided on the website in due course.
