About Land to the South of Aylesham

The area south of Spinney Lane has been identified by Dover District Council as a key area for housing growth in its Local Plan.

Dover District Council adopted its Local Plan on 16th October 2024, which formally allocated Land to the South of Aylesham as a site for Strategic Residential led Development within the District under Policy SAP24.

It is important that the vision for Land to the South of Aylesham algins with the strategic ambitions set out within Policy SAP24 of the Local Plan.

The vision for this allocated site, in line with the site allocation Local Plan Policy, is for the delivery of a new neighbourhood incorporating garden village principles and a Masterplan has now evolved following comments received at the first round of engagement, undertaken in September 2024.

The new neighbourhood could provide up to 800 new homes, alongside green spaces, community facilities commercial floorspace, and infrastructure that supports the needs of both current and future residents.

This is a unique opportunity for the community to shape the future of Aylesham. Your input is vital as we consider how this land could be developed to enhance village, while respecting its history and character.
