
Vision
On 16th October 2024, Dover District Council formally adopted its Local Plan, and as such, Land to the South of Aylesham is now allocated as a site for strategic development within Policy SAP24.
It is important that the vision for Land to the South of Aylesham aligns with the strategic ambitions for this allocated site within the Local Plan. Whilst an estimated delivery of 640 new homes, across the plan period, has been indicated within Policy SAP24 of the Local Plan, an initial master planning exercise for Land to the South of Aylesham suggests that it is likely any future planning application brought forward for the allocated site could provide up to 800 homes overall.
The broad vision for Land to the South of Aylesham is to incorporate garden village principles to create a new high-quality neighbourhood that seamlessly integrates with its surroundings and enhances the liveability of the village and Snowdown through the provision of new community infrastructure and wildlife friendly open spaces.
Following a review of the comments received from the first round of public engagement, an illustrative masterplan has evolved, addressing elements of the key themes raised through feedback submitted to us. The illustrative Masterplan for the site displays some of the main features being proposed. As a starting point, the proposed masterplan for Land to the South of Aylesham seeks to deliver:
- New homes: Up to 800 new homes of which 30% will be affordable dwellings, in line with local plan policy.
- Community hub: A new community hub which could accommodate retail spaces, a food store, food and drink uses, and civic uses.
- Green spaces: New areas of largescale public open space, contributions to enhance existing open space facilities within Aylesham.
- Walking and cycling routes: A centrally located walking and cycling route will connect the site to Dorman Avenue South and Snowdown.
- Public transport: A primary road network that can accommodate a bus service
