
The Proposals
Situated on Pier Road and adjacent to Gillingham Marina, the site currently accommodates a disused gas holder with decommissioned (shut down) gas infrastructure, an operational Scotia Gas Networks (SGN) unit and associated depot, the Segas Sailing Club and parking facilities.
At present, the site is surrounded by a mix of residential dwellings, industrial units and marina facilities, as well as The Strand Leisure Park. There are good transportation links including bus routes along Pier Road and a relatively short walk to Gillingham railway station, facilitating easy commuting to London and other parts of Kent.
The proposals aim to transform the disused gas holder site at Pier Road into a vibrant, mixed-use development, with up to 500 residential apartment units, a new 20,000 sq ft supermarket and up to 140 specialist homes for older residents. The proposal will also include flexible commercial/business space and a new replacement sailing clubhouse, along with a range of open spaces for public realm and play space throughout the site, maximising its’ waterfront location. It will also include a new SGN office facility, replacing the existing buildings. Car parking will include car club spaces, whilst there will also be circa 600 cycle parking spaces.
The application will be submitted in ‘hybrid’ form, with details of the access, SGN facility and supermarket submitted in detail and with the residential and specialist homes for older residents submitted in outline. The outline features of the proposals will be subject to future detailed design through the submission of ‘reserved matters’.
Developing the site presents a fantastic opportunity to provide new homes, a supermarket for local residents and space for local business on an existing brownfield site.
