Our Vision for Indurent Park Longbridge West
Our vision is to complete the process of establishing the former West Works site as a thriving business hub that attracts high-quality companies and drives economic growth.
We aim to create modern, flexible commercial spaces designed to support innovation and job creation. The proposed development will help meet the city’s need for employment land. With excellent transport links and a prime location, the site will be a key destination for businesses looking to grow and succeed.
The development will offer a dynamic environment for work and collaboration, helping Longbridge become a leading centre for business and investment in the region.

Design Principles
Our proposals will address our 4 key design principles: Community, Context, Climate, and Connectivity.
Community
Our developments bring more than just buildings — they bring opportunities. Investing in industrial spaces in Longbridge will create jobs and training opportunities for the area and contribute to the economic health of Longbridge. The site will also integrate with the newly reopened River Rea valley walking and cycling routes.
Context
The proposals seek to respect the surrounding character and manufacturing history of the local area, utilising sensitive and appropriate materials and integrating the new buildings into the wider Longbridge regeneration project.
Climate
Sustainability will be central to the development, with highly energy efficient buildings, a range of green spaces for recreation and amenity. We will target BREEAM ‘Excellent’ and EPC A certifications for all new units. The reopening of the River Rea across the site has already delivered extensive habitat creation to make a lasting change for biodiversity on site.
Connectivity
Vehicular access is already in place from previous phases of development, providing easy access to Bristol Road South. We are also committed to improving sustainable travel provision and will ensure that the new shared footway/cycleway running through the site are integrated into the development of plots 1, 2, 3 and 4.
Driving Growth and Opportunity in Longbridge
Longbridge is set to become a hub for the thriving Industrial and Logistics sector—bringing higher-paid jobs and better opportunities to the local community. With average salaries in this sector £4,900 higher than others, the development promises to boost local incomes and support economic growth.
