The regeneration project at Elm Grove took another step towards a brighter future in June at a gathering to celebrate breaking ground.
The event was attended by members of London Borough of Sutton Council and Sutton Housing Partnership, as well as various project consultants and local residents.
Speeches by Councillor Jake Short (Chair of Housing Economy and Business committee) and Lorraine Casey, Regional Managing Director, Lovell Partnerships highlighted the importance of the additional housing and the achievement of getting through the lengthy planning process to now breaking ground.
A second consultation event was held on Tuesday 20th May 2025 from 3-7pm at the Large Hall, Thomas Wall Centre, 52 Benhill Avenue, SM1 4DP.
Following the November 2024 event, your feedback was used to revise the design proposals for the regeneration of the Elm Grove Estate. At this event, we presented these proposals to the local community prior to submitting them to Sutton Council in Summer 2025.
In April 2025, a returning residents meeting was held in the library at the Thomas Wall Centre. This was an invite only event that gave residents the opportunity to meet with the project team in a more intimate setting, allowing for more detailed discussion.
We would like to thank the residents that came along to this meeting for their feedback. We have used your feedback to help shape the detailed scheme proposals that will be submitted to Sutton Council in July 2025.
Lovell hosted an initial consultation event on Monday 18th November 2024 from 3.30pm-7.30pm at The Sound Lounge, 216-220 High St, Sutton, SM1 1NU.

In September 2024, Sutton Council resolved to grant planning permission for the principle of redevelopment of the Elm Grove Estate. This followed on from the Elm Grove residents’ ballot which took place in 2022.
The September 2024 decision enables the regeneration of Elm Grove to deliver around 300 new, high quality, sustainable homes for existing and future residents, including a range of modern flats and maisonettes. Importantly, up to 50% of the new homes will be affordable. The regeneration will also transform the local environment with new open space, communal courtyards and kids’ play spaces all on-site.
