Hybrid Application

An initial application was submitted in May 2022, followed by a more detailed version later that year to respond to feedback from local organisations and consultees.

Following further discussions with Bedford Borough Council, the layout was updated so that the school could be moved to the west of the site. This change provides more space around the listed building and improves the overall design.

As a result, a Hybrid Application was submitted. This means:

  • Detailed permission was sought for new roads, footpaths, landscaping, open spaces, and 304 homes in the southern part of the site.
  • Outline permission was sought for the school, community hub, playing pitches, and 196 homes in the northern part of the site. Details surrounding these elements will be determined at a later stage through Reserved Matters planning applications.

Hybrid planning permission was granted by Bedford Borough Council on 29 August 2025.  The approved drawings and documents can be found on the Bedford Borough Council planning portal under reference number 22/02193/MOF.

Infrastructure - What's Included? 

As well as delivering 500 new homes, the development includes new facilities and services to make sure the needs of future residents are met, while also supporting the wider community. These include:

  • 30% of the homes will be affordable housing
  • New green spaces, play areas and informal open spaces
  • 3 hectares of new woodland planting
  • Land set aside for a community hub
  • Land for a new primary school
  • Improvements to local roads and transport links

In addition, around £1.5 million will be given to Sharnbrook Parish Council to spend on local priorities.
