Overview of the Hybrid Application
Persimmon Homes is preparing a Hybrid Planning Application for the East Lancaster Strategic Site, combining:
- A Full application for Phase One of development, including around 300 homes and the relocation of the Lansil Sports and Social Club golf course to the east of the site
- An Outline application for the whole site, consisting of up to 1,000 homes, a local centre, school, and extensive green infrastructure.
Phase 1 - The Full Application
The first phase of development will establish the character of the new community, with early access to green space and the civic green next to the local centre. It will commence simultaneously from the north and the south of the site.
- 300 new homes, including a mix of housing types
- Access from Caton Road to the north, including a new roundabout junction with improved cycle and pedestrian access
- Access from Quernmore Road, via Stone Row Head, to the south, including pedestrian and cycle provision
- Pedestrian and cycle link from Ridge Lane, enhancing connectivity to surrounding areas.
- Play and Youth provision
- Early planting and landscaping.
- Civic Green - in close proximity to future local Centre
- The relocated golf course to the east, freeing up land near the canal for residential and community use
- A new clubhouse and 3G 5 a side pitch, bowling green and enhanced green corridors
- Preparation of the local centre and school sites for future delivery
Phase 2 - The Outline Application
The Outline Application sets out how the wider East Lancaster neighbourhood will take shape, providing a framework for up to 1,000 homes, a new local centre, a school, and more than 50 percent green space above and beyond the golf course provision.
The Local Centre - At the heart of the Outline vision, the new local centre will form the hub of community life. It will likely include a small mix of shops, cafés, and business spaces, alongside flexible community facilities for meetings, health services, and childcare. A central civic green will provide space for events and gatherings, all set within a landscaped, walkable environment that links easily to nearby homes, the school, and open spaces.
