The Site
The site is located to the north-east of Lancaster, on land currently in agricultural use surrounding Ridge Farm and includes Lansil Sports and Social Club Golf Course. The 277 acre site is bordered by the M6 to the east, Caton Road Business Park to the north, the Lancaster Canal and the Ridge Estate to the west, and Ridge Lane to the south.
The Allocation
The Lancaster District Local Plan allocated the East Lancaster Strategic Site for development, with requirements to deliver:
- Residential dwellings, including a mix of types and tenures
- Associated infrastructure (including highways and a primary school)
- A new country park, public open space and play facilities
- Cycling and Footpath links to the wider area
- Landscape features
- Sustainable urban drainage features
- Relocation of Lansil Golf Course
Release of Greenfield Sites
The Lancaster District Local Plan identified a significant need for additional housing in Lancaster, including through the release of greenfield sites, such as the East Lancaster Strategic Site:
10.7 “In identifying future growth areas, in particular the release of strategic greenfield sites, the Council have been mindful of the balance that is needed between the competing needs of protecting the environment against the need to deliver sufficient growth to meet the district’s housing and economic needs.”
We are collaborating with key stakeholders including Lansil Golf Club to integrate a redeveloped golf course and clubhouse within our proposals. We have also submitted a request for an Environmental Screening Impact Assessment Opinion from Lancaster City Council to inform our plans for a sustainable development on the site. The submission is not a planning application but will help clarify the environmental aspects we should consider when developing our proposals for the site.
