Infrastructure provision
This development will include provision for significant community infrastructure to ensure that the everyday needs of residents are met and there is not undue pressure on local services. The community infrastructure would be secured through a legal agreement, and a Community Infrastructure Levy, likely to include the following:
- Provision of 30% affordable housing on site
- Provision of formal and informal open space including designated play areas
- A new 3ha of woodland planting
- Land for a new community hub for local residents
- Land for a new primary school
- Improvements to the existing highway infrastructure
- In addition, 25% of the Community Infrastructure Levy raised (estimated to be £1.5M) will be provided to Sharnbrook Parish Council to be spent to address local priorities.
